Terms of Service

1. Agreement to Terms

By booking a move with D4 Strategic Holdings LLC ("Company," "we," "us"), you ("Customer," "you") agree to these Terms of Service. These terms govern all moving services provided by the Company. If you do not agree, do not book services with us.

2. Services Provided

D4 Strategic Holdings LLC provides independent living housing services including but not limited to:

• Shared independent living housing
• Community living accommodations
• Resource connections and referrals
• Structured supportive living environment

Services and housing availability are subject to eligibility review and may vary based on location.

3. Rent and Pricing

Rent amounts are communicated during the application process and agreed upon before move-in. Rent is due monthly on the agreed date. Pricing includes basic utilities unless otherwise stated. Late payments may result in additional fees as outlined in your housing agreement.

4. Housing Agreement

All residents sign a month-to-month housing agreement before move-in. The agreement outlines rent amount, house rules, responsibilities, and terms of residency. A security deposit may be required and will be returned upon move-out provided the room is in acceptable condition.

5. Move-Out and Termination

• Voluntary move-out: 30 days written notice required.
• Emergency situations: Contact management to discuss arrangements.
• Violations: Repeated or serious violations of house rules may result in termination of housing agreement with appropriate notice.

6. Resident Responsibilities

• Pay rent on time each month
• Keep your room and shared spaces clean
• Respect other residents' privacy and property
• Follow all house rules and community guidelines
• No illegal substances or activities on the property
• Report maintenance issues promptly
• Attend house meetings when scheduled

7. Prohibited Activities

The following are strictly prohibited on property: illegal substances, weapons, violence or threats, theft, property destruction, and unauthorized overnight guests. Violations may result in immediate termination of housing.

8. Payment Terms

Rent is accepted via cash, money order, cashier's check, or electronic payment. Personal checks may not be accepted. Returned payments may result in additional fees. Consistent late payments may result in review of housing status.

9. Limitation of Liability

D4 Strategic Holdings LLC is not liable for personal property loss or damage unless caused by proven negligence of management. Residents are encouraged to secure renter's insurance for personal belongings. We are not liable for injuries resulting from a resident's own actions or negligence.

11. Dispute Resolution

Any disputes arising from these terms will be resolved through mediation in Broward County, Florida. If mediation is unsuccessful, disputes shall be resolved through binding arbitration under the rules of the American Arbitration Association.

12. Changes to Terms

We may update these terms at any time. Changes take effect upon posting to this page. Your continued use of our services after changes constitutes acceptance of the revised terms.
